Ask Whether It Is Licensed Before You Ask What It Costs

An unlicensed physician office is a commercial tenant buildout. A licensed facility goes through state plan review and is built to a different standard on a different timeline. Pricing the second as though it were the first is the most expensive mistake available in healthcare construction, and it is made regularly — so it is the first question we ask.

Tell us the space, the specialty, and whether the facility will be licensed. Those three answers decide almost everything else.

How we work

We establish the licensure question before we price anything

An unlicensed physician office is a commercial tenant buildout. A licensed facility goes through state plan review and is built to a different standard on a different timeline. Pricing the second as though it were the first is the most expensive error available here, and it is made regularly.

Infection control is a built assembly, not a paragraph

A containment barrier that is described in a submittal and improvised on site is worse than none, because everybody assumes it is working. Ours are built, sealed, pressure-monitored and logged, and the log is available to your infection preventionist.

The clinic keeps seeing patients

Revenue does not pause for construction. Noise windows, dust routes, corridor access and where patients walk are planned before mobilization, because a clinic that cancels a day of appointments has paid for it twice.

We will tell you the schedule is not real

If plan review, long-lead equipment and inspection sequencing will not fit inside the date you have been given, the honest time to say so is now — not after the lease has been signed and the equipment ordered.

FAQ

Common questions

Does our project need state plan review?
It depends on whether the facility will be licensed. Ask your design professional or healthcare counsel in writing before signing a lease — do not assume from similar projects.
What makes healthcare construction more expensive?
Review, air handling, medical gas, life safety and working around a facility that never closes. Rarely the finishes.
Where does infection control usually fail?
Above the ceiling grid. A barrier stopping at the grid leaves the plenum open to the rest of the building.
Can a plumber install medical gas?
No. It needs qualified installers and independent verification by somebody who did not install it.
Can the clinic stay open?
Usually, and the program should be built around the clinical schedule rather than the other way round.
Can you work only outside clinic hours?
Yes. It extends the program and costs more, and we will price both honestly.
Why does dental rough-in matter so much?
Utility positions come from the equipment manufacturer. Change the equipment after the slab and relocation is severe.
Who designs imaging shielding?
A medical physicist. We build to their specification and do not substitute judgement.

Find out what is actually wrong with it.

An inspection, photographs of what we found, and a written scope. If the honest answer is that it can wait another season, that is the answer you will get.
